What is considered an emergency?

Issues that constitute an Emergency include anything related to the property under the lease agreement that is an immediate threat to life, health, or the property. If the emergency is life-threatening, please call 911 immediately and report it to us after the situation is under control and the authorities are on the scene.


See below for examples of emergencies that require our immediate attention:

  • Fire
  • Flood
  • Sewage backups
  • Gas or other odors
  • Roof leak
  • Lightning strike
  • A fallen tree or large debris on the property
  • Broken water pipes
  • No heat (restricted to an outside temperature below 50 degrees for more than 4 hours)
  • No air-conditioning (restricted to an outside temperature above 80 degrees for more than 4 hours)

If your maintenance issue is an emergency, call us at (800) 379-0140 and select option 3 when prompted.


NOTE: Falsely reporting an emergency may result in a charge to you.
